BEWARE BOGUS CALLERS

Would all tenants note that we have had another bogus caller trying to gain entry to a flat.  Fortunately, the tenant took our advice and did not give entry as there was no ID, High visibility yellow jacket, or prior notice given.   We would like to remind everyone again to be vigilant and NOT to allow entry to anyone who you are not sure of.

Apollo will give tenants notice prior to a visit to their flat.

DO NOT ALLOW ANYBODY IN YOUR HOME IF YOU DO NOT KNOW WHO THEY ARE OR WHY. You are prefectly entitled to ask for ID if you wish. 

Bike theft

There was also a theft of one of our tenants’ bicycles last week from a balcony.  We have advised ALL tenants not to leave anything out on balconies, especially bicycles, which can be stored in our bike store.  Bike theft is a big problem in this area and everyone needs to be vigilant. This is also a Health & Safety risk, so do not store any item on your balcony.

 

Cooker Hobs in your property

 

It has come to our attention that some tenants are still burning incense on their cooker hobs.  We have requested that this is strictly avoided at all times.   Burning incense on an electric hob causes severe damage and means that the hob has to be replaced.

It is noted that some of the new hobs were faulty and had to be replaced, however, the burning of incense that was found to be in evidence had also damaged the hobs beyond repair.

We would like to make all tenants aware that if they continue to burn incense on their hobs, the damage caused will be recharged to them.  This can be very costly, so please do take note of this message.

We sincerely hope that tenants will ensure that they do not burn incense or anything else on any of the appliances in their properties.

Ducane Housing Association is a specialist association providing homes for postgraduate students and key workers. Most of the students we house are from overseas and study at Imperial College.

The key workers are nurses, medical technicians and teachers working in the borough of Hammersmith and Fulham in West London and they comprise about 20% of our stock.

The Association owns and manages over 260 homes, mainly in three local authority areas, Hammersmith & Fulham, Ealing and Camden.

Unlike many other housing associations, we provide furnished accommodation. We also have a much higher turnover of residents than many others and keep delivering excellent performance indicator results. Our maintenance service is provided by our direct labour force.

We have a reputation for providing high quality housing management and facilities management services. We also provide these accommodation and facilities management services for others. Opening Day
On 8th August (2011), we celebrated an Opening Day to mark the half way point in the Modernisation scheme.  We wanted to thank Apollo Property Services for getting this far in the project and also invited were the Mayor of Hammersmith & Fulham, Cllr Stainton, MP Andy Slaughter, Lender THFC, valuers, the HCA and CEO at Octavia Housing, (lead association for the grant bid and payment), and Amit Kakkad, representing tenants.


On the day we happened to be "lifting" pods - the prefabricated flats, and after an inspection of two completed flats, colleagues were driven to a nearby restuarant for lunch.

We will be re investing in our stock to meet and exceed the Decent Homes Standard. The Board of the Association has ambitious plans to radically improve the Du Cane Road 'estate'.

Tenants Satisfaction Survey

The tenant's satisfaction survey for 2011 showed that 93.7% of Ducane tenants who responded to the annual survey were "very satisfied" or "fairly satisfied" with the overall service they received.
